If it's been a while since you purchased a home or if you have never, you may be imagining House Hunters or Million Dollar Listing. While those shows are fun and give you a little snapshot, we’ll explain the reality of house hunting!
Can’t skirt around this one. You need to know where you stand financially, your credit score, your debt to income ratio and your monthly budget for housing. Working with a reputable, hands on lender is key. We have amazing relationships with our preferred lenders and can certainly recommend one. It’s a fast paced market, multiple offers are "the thing," and if you do not have that concrete pre-approval, your dream house is as good as gone to someone prepared.
This is where we sit down and talk about the process, including any out of pocket costs (see below). We get to know you, what you are looking for in a home- your must have’s and deal breakers. You get to know us, how we work our strategy to get you into your dream home. Communication is so important in any transaction and this where we open up that... we listen to what you want and we deliver our honest opinion of how to get you there.
This is the time to research the neighborhood, the local hot spots, the school district, any lifestyle attributes that are important to you. We go out and see the properties that fit your must have's and eliminate the ones that are deal breakers.
We review the market analysis and determine an offer price. Our strategy will depend on the situation- whether the home has multiple offers on it or has been sitting on the market with a price reduction. We show you the data, you make the decision.
Once the contract is executed (signed by both buyer and seller), we will send the contract for your attorney to approve, submit the loan application, have a home inspection and you will submit the earnest money. During the loan process, the appraisal will be ordered.
Once we complete the items above, the lender will be processing the loan and may ask for a few additional items. Once the clear to close is issued by the lender, the seller’s attorney will schedule the closing. We will take one last look through the property to make sure everything is as it what was when put the offer in and any repairs requested have been completed.
On closing day, you will receive the keys and it’s time to move!
